In 2015, Deka Immobilien encountered a significant challenge with a high number of vacancies at Grzybowska Park, necessitating a fresh approach to leasing strategies.
Despite the building being nearly fully leased over time, it remained relatively not well known in the market. So in 2020 the challenge was to enhance the building’s visibility and attract new tenants to address this situation.
Challenge
Savills formulated an innovative marketing strategy encompassing several key components to tackle the challenge effectively, that included: Step Inside video, publications on LinkedIn and dedicated mailing to agencies.
Our team crafted a compelling selling story entitled “Find Your Balance,” adeptly highlighting the unique features and benefits of Grzybowska Park.
Approach
We hosted a highly successful event, attended by over 100 esteemed real estate agents, with the resounding theme of “Find Your Balance.”
Furthermore, recognizing the significance of first impressions, we advised the fund to embark on a refurbishment initiative for the lobby and common areas.

In 2016, Deka Immobilien encountered significant challenges due to high vacancy rates at North Gate. The client sought a new leasing strategy and an agent capable of renegotiating existing leases and securing new tenants.
At that time, the vacancy rate was at 33%. By 2020, the primary challenge shifted from addressing vacancies to retaining current tenants. This was compounded by the parallel high supply of new modern office buildings and the uncertainty brought about by the pandemic.
Challenge
Our team devised a comprehensive marketing strategy, that included: Step Inside video, publications on LinkedIn and dedicated mailing to agencies and events for agents.
In 2020 recognizingthe significance of enhancing the property's appeal, we advised the fund to renovate: main lobby, the garden lounge on the 3rd floor and all the common areas.

Savills successfully renegotiated and secured new leases for over 17,545 square meters, resulting in 98% of the office space in North Gate being tenanted
Savills successfully renegotiated and secured new leases for over 17,545 square meters, resulting in 98% of the office space in North Gate being tenanted. This achievement led to Savills being appointed as the exclusive agent for the project. At the onset of modernization work in 2020, North Gate was nearly fully leased.
Result

The primary objective of this project was to retain current tenants and extend their leases. The results exceeded our expectations; in addition to renewing all expiring leases, we successfully signed a new agreement to lease the remaining vacant space.

After the renovation of Okrąglak, the local community in Poznań was not aware of the new purpose of the building, including many enterprises.
What is more, the pandemic and remote work caused a significant decrease of the space that tenants need to meet their needs so transactions in Poznań were much smaller since then (in 2023 the average transaction in Poznań was 930 sq m).
Challenge
Our team created a whole marketing strategy proposed especially for Okrąglak to highlight its uniqueness and historical value. The main USP of the building is its architecture so the team decided to conduct a photo session and to remind local agents about available spaces by preparing an event on the roof terrace.
Lately, to bring new possible tenants, Savills prepared a list of potential clients to send them a brochure that highlights the availability of offices on the highest, eighth floor.

The team’s actions led to the full occupancy of Okrąglakin 2023.
Savills successfully managed the specific situation of the local market and the team’s actions led to the full occupancy of Okrąglak in 2023 (for the very first time since Okrąglak is an office building).
The main lease agreements signed during managing leasing by Savills were those with a prestigious law company Wolf Theiss and Adecco as that second case brought a crucial challenge of relocating potential tenants to sign two lease agreements at one time and maximise behoofs of the landlord.
